After you give your tenant the notice

Once you deliver the notice, your tenant has until the deadline to do what it says. If they don’t, you can start an eviction case in court.

They follow the notice

Your tenant may do what the notice says before the deadline. If they do, you can't start an eviction case.

They may want to work something out with you

Your tenant may want to talk and find a solution. You can decide to:

  • Reach an agreement directly, or

  • Work with a mediator — someone trained to help people find solutions.

If you don’t reach an agreement by the deadline, you can start an eviction case in court.

They do nothing

If the deadline passes, you can start an eviction case in court. If you win, you can have the tenant evicted.
